Nowadays in Australia you can legally sell your own property without utilising the services of a real estate agent. Apart from having a local printing company make a sign to put up in front of your Bathurst property you can also promote your own property on-line via a simple blog or website. I am currently promoting on-line a piece of Bathurst real estate without involving any of the Bathurst real estate agents.
The Bathurst property belongs to my Father-In-Law and former Bathurst Mayor Bruce Bolam. The piece of Bathurst real estate I am currently promoting is the former Bathurst Army Depot. The Bathurst property is located on the edge of the Bathurst CBD and is approximately seventy acres in size.
This is the first time Bruce has tried this marketing approach and not utilised the services of a local real estate agent. Bruce has extensive experiencing in commercial real estate owning sixty one properties in Bathurst and Dubbo. Bruce has the knack for recognising the potential a commercial property has and then either holding it for a period before selling it (as he has done with Lot 22 Lloyds Road Bathurst) or developing it and having tenants on long term leases (Bruce has approx 92% occupancy).
It is fairly quick and easy for anyone with a basic command of a computer and the internet to build their own blog to act as a platform from which to promote their property. The set up and running costs are nominal. It costs from between $10 – $20Aus/anum for a domain name and $9 Aus/month for hosting and a one off investment for a theme for a wordpress blog e.g. “Thesis” ($87 US) a fast loading theme and search engine optimised (SEO). Your main expense should go to paying a professional to optimise your site so to rank well in Google and such attract some traffic. I currently outsource this role for both sites to the US for $125US/month.
Traditionally real estate marketing has always been very visual in nature, with most real estate agents printing colour brochures or flyers. The internet easily lends its self to visually based marketing. Google and the whole world has gone crazy for video. What’s that you say …you don’t have a HD handycam video recorder… no problem, just take a series of good clear digital photos of your property then create a free account at www.animoto.comand follow the simple three step process to create either a short 30 second video (for free) or if you prefer make longer videos for just $30US/annum. You can even add music to your videos by choosing a song to play in the background from animoto’s extensive and professional music library (for no cost) if you don’t have your own licensed music.
I currently have two websites (blogs) up and running; one for the promotion and private sale of Bruce’s Bathurst real estate, (www.AustralianPropertyDevelopers.com) and one for the promotion of Bruce’s Dubbo real estate, (www.InvestmentPropertiesPro.com.au). The internet is an excellent and innovative way of promoting and showcasing your property to prospective buyers/investors. Most prospective buyers nowadays turn to their computer to conduct their property research from the comfort of their home. So you essentially can go it alone and you don’t necessarily need to enlist the services of a real estate agent to promote your property. If you are successful in selling your Bathurst property as a private sale you won’t have to pay the associated Bathurst real estate agents commission for selling your property. So the savings in Bathurst real estate agents fees may make selling your own Bathurst property on-line worth while but it may well depend upon if you have the ability to build a simple blog site and the time to have your site optimised. Something to consider anyway.
